Pros. Nothing
Cons. This hotel is not in Tulum, is VERY far, when I got there there was a bunch of people wearing clothes inside of the pool and very drunk, I felt really scared, they were people from around that knew the person at reception and even he was hanging out with them, this is more like a house not a hotel. The rooms were awful and the smell was terrible, we did not stay there we left after 5 min of getting there and driving 30 min from Tulum. It is not a safe area and there is nothing around.
Pros. A/C, pool, near great local open air restaurants, outside of the tourist district, quiet, clean, friendly host
Cons. Hard to find breakfast without driving down the road a ways
