The overall rate is low because of couple of points. My experience was as below, We had out of hand circumstances which forced us to come one day late, I understand that the hotel won't give us any compensation, but something would be appreciated and win us to come again in the future. The room value is a bit above average, but maybe the location is the reason for high price. There no free parking with the hotel, and the parking goes from 65$ to 85$ a day, which adds to the price. The room was good in general, it was missing a baby cot, which I asked for specifically couple of times before arrival, but no harm done as they brought one when asked for again. The view of the room was the worst, just looking into the next building offices, any other view like a street would be better. The complimentary water is not a thing here which was oddly off, and I have to pay 6$ for a standard 600ml bottle, thanks god that woolies was just close by. The room was convenient for us, spacious, but the carpet was dirty compared to the rest of the room, not vacuumed and have stains. We had a baby, and we had to pull a sheet on the floor so she can play on, the other location we can keep her would be the cot. Didn't use most the facilities, so I cannot comment on them.

Cons. The laundry staff needed prodding several times. There were never enough towels in our room and despite several kind notes to remind them, they were ignored. The dining room at dinner should be ignored, as staff was clueless for dinner... But that was transformed for breakfast, which was a highlight.
Pros. The hotel was within a reasonably short walk to the harbor bridge, yet also within walking distance of other attractions (like Chinatown which was a great place to visit during the Chinese new year festivities). In particular, the staff was very helpful. The concierge made a great recommendation for a hole in the wall (Chat Thai) and one of the women at the front desk went out of her way to help me plan things to do over my 3 day stay. I really appreciate that they took the time for me. The room was also nice (but it was the most expensive room I booked during my stay in Australia). My recommendation is to do your research and most importantly book early. After I booked I saw room prices skyrocket as I got closer to my travel dates, but that might have been unusual due to it being the Chinese New Year, or maybe there was some other event that took up all the rooms. I wouldn't have been willing to pay as much the room went up to but ~$250 was doable.
Cons. Flights into Sydney from abroad must all arrive in the early morning. Every day there seemed to be a number of people waiting in the lobby as their rooms weren't ready yet. I understand hotels can't check people in too early, but it would have been great had the hotel been able to get me in before lunch. Instead I found myself roaming the city by foot for a good while.
