Pros. Good location - everything in South Lake is in walking distance.
Cons. The room wasn't clean. There were stains on the carpet, walls and ceiling. The room hadn't been updated in years, which is fine if you're paying $40/night but I was charged $180/night due to a festival taking place at the time. The water in the shower went from scorching hot to freezing cold in seconds. The walls were extremely thin and everything could be heard between the walls and outside of the building. The bed was uncomfortable to sleep in. This place is okay at best if you're looking to spend a small amount of money to have a bed to sleep in, but being charged $180.00/night for a room in such condition is disappointing and not right.

Everything worked; it was a cold weekend with lots of snow but the heater kept us plenty warm. They provide snacks in the room for fairly reasonable prices, which was a nice touch.
Cons. The walls are thin, so sound carries. Our room had an adjoining room next door and we could hear a lot of music and talking through the doors that separate the rooms. Fortunately, any loud noise seemed to stop fairly early in the evening, so it didn't affect our sleep at all.
Pros. The rate we paid was great. The room was a good size, clean enough and with a comfortable bed. They had a continental breakfast in the morning which was not bad. Staff was attentive and well trained.

( cord on tv gets loose and you have to unplug it to turn it on again). Shower had worn out spots on the floor. Furniture was randomly placed. TV cords were everywhere.
